Art Space/Space to Create Colorado

Established in 2015, Space to Create is America’s first state initiative for the development of affordable space – housing, work space, and commercial space – for artists, artisans, creative industry workers, creative entrepreneurs, and arts organizations. Its goal is to stimulate economic and community development in small towns and rural communities by providing permanently affordable, financially sustainable space for the creative sector. By 2024, Space to Create will have facilitated the development of nine projects in Colorado.

Local Employee Residence Program (LERP)

The Local Employee Residence Program (LERP) requires new residential developments of 5+ units to provide at least 10% of the units as housing for those who live and/or work in Grand County, and those who own a business within 10 miles of Grand Lake. The purpose of this program is to create and maintain a suitable stock of year-round attainable housing for local residents. The Town of Grand Lake is currently anticipating six new LERP units to become available.

Mary Drive Mixed Use Development

Thanks to a grant awarded by the Colorado Housing and Finance Authority (CHFA) the Town of Grand Lake has contracted the affordable housing experts at Cappelli Consulting to explore feasibility and site options for a mixed-use housing development to be located at 600 Mary Drive. Details will be posted here as they become available about this exciting attainable housing opportunity!

Portal Crossing Attainable Units (LERP)

Located in the heart of Grand Lake, the Portal Crossing development will provide six (6) rate-restricted condos for the local workforce in Grand Lake. Units R102 and R103 will be completed in May 2023. The others are expected to be complete in Fall 2023. These 1-bedroom units range in size from 587-640 square feet and feature open living spaces with high-end finishes, low HOA dues and designated parking.
